How do we sell during COVID-19?
Now more than ever, when listing a property, the need to have a solid online marketing strategy is incredibly important. As we navigate our way through this pandemic, as Realtors we need to ensure that we are marketing our clients’ homes in every way possible, yet doing so safely and with everyone’s health as top priority.
I’ve always been of a mind that listing a home for sale takes so much more than just putting a sign up on a lawn. Utilizing online marketing has always been part of my strategy.
But what exactly does that look like during COVID-19? Although we limit the individuals that enter the property, we do still need the assistance of some professionals to properly present a home. Below are a few examples of ways I ensure my listings get the marketing they deserve using a variety of channels.
Firstly I arrange for a professional photographer to capture images of your home. No iPhone photos. No wide angle shots. No deceiving lighting tricks. Just amazing photos that will showcase your home as it should be. We’ve gone through all the steps to prep your home to list, now’s not the time to start skimping on how we present it.
Once I’ve received our beautiful photographs, I then take these images and create a video essentially providing a “tour” through your home to music I’ve selected. The video follows the flow of your home so that viewers can better understand the layout, as I provide important details throughout the tour. It’s a great way to present a property using a more interesting and eye-catching format.
Not only is it important for potential buyers to view accurate photographs of a property, but having the opportunity to virtually walk through a home from the safety of theirs, is a fantastic tool for buyers. My virtual tour allows people to see all aspects of a home, from the floor to the ceilings, you can essentially walk through a property and look at every little detail.
Virtual open houses are another great way to showcase a property safely without having individuals physically walk through your home. As in-person open houses are no longer permitted, this is a great alternative. Only the listing agent is present providing a tour of the home and answering any specific questions “guests” may have.
I want to give potential buyers every opportunity to view your home in its entirety before even stepping onto the property. In-person showings should be the last box to be checked before putting in an offer.
Although online promotion is of utmost importance during times like these, I like to ensure a variety of marketing tools are used which include print marketing. From feature books to home inspections, floor plans to posts cards; I present your home in every way I can.
